ON SITE STAGE

Some people are happy to deal with builders directly, but some do not have the time alongside other commitments and many simply appreciate the assurance of knowing they have third party professional involved.

Our on Site package provides you with that assurance.

​

We do not manage the work - that is up to the builder, but provide what is known as contract management. This package is particularly recommended now the Building Safety Act has come into effect.

BUILDING SAFETY ACT

This Act has been introduced to ensure required standards are maintained throughout  the design and construction of buildings and is now in effect. It identifies three key roles in the construction process:  The Client, The Principal Designer and the Principal Contractor.

Allerton Design will act as Principal Designer throughout their engagement from their appointment at the Planning Stage and through the detail stage.  ​On completion of the project, the client, the Principal Designer and the principal Contractor are required to sign a declaration.  

 

 Our Onsite package includes:

  • Meeting with you and the contractor prior to the start.

  • Visiting site once a week to review progress, provide a weekly notes.

  • Deal with any queries either from yourselves, the builder or Building Control

  • Manage any changes to comply with the Building Regulations and Building Safety Act

  • Check the builder’s invoices before you pay them.

  • Carry out a completion inspection and issue a notice of practical completion when work is satisfactorily completed.

  • Sign the Principal Contractors Declaration for the Building Safety Act

  • Carry out an inspection  3 months after completion and Prepare a list of any Defects which have appeared.

  • When the contractor has put right all the faults, issue a certificate to confirm this.
